We estimate about 1.8 hours per 1,000 sq ft of floors and surfaces, plus 15 minutes per bedroom, 20 per bathroom, and 15 minutes of setup and packing. All-in that works out to roughly $0.12 per sq ft for a maintenance clean at a $45 hourly rate. Condition is priced through the clean type.

How much should I charge for a deep clean?

Most solo cleaners charge $30 to $60 per hour, and a deep clean takes about twice as long as a maintenance clean of the same home. For a typical 3-bed/2-bath house that usually lands between $250 and $450. This calculator uses your hourly rate, the size and condition of the home, and your local market to give you a realistic range instead of a guess.

How much is a maintenance clean vs. a deep clean?

A maintenance clean covers a home that is already under control: dusting, floors, bathrooms, kitchen surfaces. A deep clean adds detail work like baseboards, inside appliances, tile grout, and cabinet fronts, so it takes roughly twice the hours. Cleaners usually quote deep cleans as a flat rate and maintenance cleans as a recurring per-visit price.

Should I charge hourly or a flat rate?

Most cleaning companies prefer flat rates for recurring work: clients hate watching a clock, and you get paid for efficiency. Hourly still makes sense for specialized jobs where the scope is hard to predict, like post-construction or heavily neglected homes. Either way, estimate the hours first (that is what this tool does), then multiply by your rate to set the fee. If your estimate is badly wrong on the first visit, adjust the next quote. Never renegotiate mid-job.

How do pets, add-ons, and location change the price?

Pet hair means extra vacuuming and lint rolling, so the calculator adds about 10% to the time. Add-ons like cleaning inside the fridge or oven are quoted as fixed extra hours. Your market matters too: cleaners in major metros charge 20 to 25% more than in small towns for the same work.

How much should recurring cleanings cost per month?

Give recurring clients a discount; 10 to 15% is standard. Weekly visits cost less per visit than monthly ones because the home never gets bad. Multiply your per-visit price by the number of visits per month to quote a recurring plan.
